Understanding Land Documentation in Delta State, Nigeria

One of the most common questions we get from land buyers in Asaba and across Delta State, Nigeria is: "What documents do I actually need?" Here is a simple breakdown of the most common ones.

A Deed of Assignment is the document that transfers ownership from the seller to you. It is usually the first document you receive after purchase and should be registered promptly.

A Certificate of Occupancy (C of O) is issued by the state government and confirms that you hold the right to occupy and use the land for a specified period, typically 99 years. Not all land in Delta State has an existing C of O, but the process to obtain one can be initiated after purchase.

Governor's Consent is required when land that already has a C of O is being transferred to a new owner ÔÇö without it, the transfer is not considered fully legal under the Land Use Act.

A Survey Plan, prepared by a licensed surveyor, defines the exact boundaries and size of your plot and is required for almost every other stage of documentation.
